How Property Tax Works in Salem County

Property taxes in Salem County are determined by the local municipal assessor’s office. The assessment process begins with establishing the "assessed value" of your property, which is intended to reflect its fair market value as of October 1 of the preceding tax year. This value is then multiplied by the local tax rate, often expressed as a "millage rate" (tax per $1 of assessed value).

The total tax rate is comprised of three primary components: the municipal budget, the local school district requirements, and the county government budget. Available Exemptions

New Jersey offers several property tax relief programs to eligible homeowners to help reduce their annual tax liability. It is important to note that these programs are state-regulated and may require separate applications through your local assessor or the New Jersey Division of Taxation:

  • Senior Citizens and Disabled Persons Deduction: Homeowners aged 65 or older, or those permanently and totally disabled, may qualify for an annual deduction of $250, provided they meet specific income requirements.
  • Veteran Deductions: Honorably discharged veterans or their surviving spouses may be eligible for an annual deduction of $250. Additionally, veterans with a 100% service-connected disability may qualify for a full property tax exemption on their primary residence.
  • ANCHOR Program: While not a direct deduction from your tax bill, the Affordable New Jersey Communities for Homeowners and Renters (ANCHOR) program provides property tax relief in the form of a direct payment to eligible residents.

Payment Schedule & Deadlines

In New Jersey, property taxes are billed on a quarterly basis. Payments are due on the first of February, May, August, and November. Salem County municipalities typically provide a grace period of up to ten days; however, payments received after the grace period are considered delinquent.

If you fail to pay by the deadline, the municipality will charge interest on the outstanding balance. Continued delinquency can lead to a tax lien being placed against your property, which may eventually result in a tax sale. Appealing Your Assessment
